BOOKING TERMS AND CONDITIONS

PLEASE READ THE RELEVANT SECTION THAT APPLIES TO YOUR BOOKING TYPE THEN READ THE ‘ALL BOOKINGS’ SECTION

SECTION 1 – SHORT STAYS (1, 2 OR 3 NIGHTS UP TO 3 ROOMS)

BOOKING – A credit or debit card will be held to guarantee the booking. The authorised card may be pre authorised or charged to test the card before arrival. 

CANCELLATION – Cancellation is free up to 48hrs before check in (that’s 3pm 2 days before the day of arrival). If you have been charged you will be refunded if you give us more than 48 hours notice. 

If the booking is cancelled or amended less than 2 days before arrival then a charge equal to the first night of the stay or 25% of the total booking (which ever is greater) will be made. 

In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

SECTION 2 – LONG STAYS (STAYS OF 4+ NIGHTS)

BOOKING – A credit or debit card will be held to guarantee the booking. The authorised card will be charged a 50% deposit sometime after booking.

CANCELLATION– cancel for free up to 8 weeks before arrival. The deposit will be retained if the holiday is cancelled during the 8 weeks prior to check in date.

SECTION 3 – GROUP BOOKINGS (BOOKINGS OF 4+ ROOMS)

BOOKING – A credit or debit card will be held to guarantee the booking. The authorised card will be charged a 50% deposit sometime after booking.

CANCELLATION– cancel for free up to 8 weeks before arrival. The deposit will be retained if the holiday is cancelled during the 8 weeks prior to check in date.

SECTION 4 – ACTIVITY HOLIDAY PACKAGES

BOOKING – A credit or debit card will be held to guarantee the booking. The authorised card will be charged a 50% deposit sometime after booking.

CANCELLATION – cancel for free up to 8 weeks before arrival. The deposit will be retained if the holiday is cancelled during the 8 weeks prior to check in date.

SECTION 5 – GROUPON OR 5PM DEAL TERMS & CONDITIONS

BOOKING – Groupon or 5pm security codes are required to secure the booking

CANCELLATION – Once booked there are no modifications or cancellations are allowed. Regardless of the circumstances. Bookings are Non – refundable.

ALL BOOKINGS

FORCE MAJEURE –  We will not be liable to pay any compensation if we are forced to cancel or change any aspect of the booking due to circumstances beyond our control which we or our suppliers could not have reasonably foreseen or forestalled. Such circumstances include, but are not restricted to, war or threat of war, terrorist activity, riots or civil strife, industrial disputes, natural or nuclear disasters, fire, bad weather, closure of airports, ports or stations, cancellation or changes in schedules by air, land or sea carriers.

OUR INSURANCE – Raasay House holds public liability insurance. We strongly advise our clients to arrange their own insurance to cover personal accident or cancellation.

COMPLAINTS –  We will try to sort out any problems as soon as you notify us of them. If you want to complain during your stay, please contact a Director or senior staff member. If the problem cannot be sorted out satisfactorily, please notify us in writing within 7 days of the completion of the visit, setting out the full details of the complaint. We will then do our best to reach a satisfactory solution. We will respond to complaints within 28 days.

YOUR INSURANCE – We encourage guests to take out travel insurance against travel incidents and delays as our cancellation fees will not be waived, regardless of the reason.

BELONGINGS/VEHICLES – Raasay House accepts no liability for loss or damage to belongings or vehicles during your stay. You may ask for small valuables to be placed in our safe during your stay subject to availability/space. 

DAMAGE – You are liable for any damage or soiling of fixtures and furnishings howsoever caused to the allocated room(s) or to the Raasay House premises or grounds caused by you or any persons or pets in your party (whether or not staying at Raasay House) during your stay. Raasay House reserves the right to charge or debit such amounts as it shall in its sole discretion deem fit to compensate or make good the loss, damage, costs or expenses incurred or suffered by Raasay House as a result of the aforesaid. Regardless, Raasay House further reserves the right to commence legal proceedings against you without notice.

SMOKING – It is a criminal offence to smoke in Raasay House. If you are suspected of smoking in your room or even smoking out of your bedroom window we will charge you a £200 fine. This fine will be added to your bill and charged to your credit or debit card and we may report you to the police. 

By booking you accept these terms and accept that the card used to guarantee to the booking will be charged any cancellation, no show, smoking fines or damage fees due.

ARRIVAL AND DEPARTURE

CHECK IN – Guests may check-in at any time from 3.00 p.m. on the day of arrival. (earlier subject to availability)

MINIBUS TRANSFER FROM/TO FERRY- Raasay House is a short walk from the ferry terminal. If you prefer we can collect and drop you off at the ferry. If your room booking is for £100 or more per night we will collect and drop you off for free. If your room booking is less than £100 per night then there a small fee for this service of £10 each way.

CHECK OUT – On the day of departure we kindly ask all guests to vacate their rooms by 10.00 am. Late check-out after this time can be requested and is subject to availability. There may be a charge for this facility.

WINTER – Check out opens at 08:00.

SUMMER – Check out opens at 07:30.

PLEASE CONFIRM CHECK OUT TIME WITH RECEPTION WHEN YOU ARRIVE – If you are planning on catching the early ferry (07:55) in WINTER then you will need to settle your bill the evening before.
